Rideshares: use the 5th Avenue entrance. Your door code opens the street door too. The elevator is original 1920s — it's slow, it's loud, it's part of the charm. Stairs are faster.

House manual

Heating & AC

The exposed-brick look comes with a mini-split system: remote is on the wall by the bedroom door. Heat/Cool/Auto — set it and leave it; it's quick. Radiators are decorative only.

TV & projector

Movie nights: the projector remote is in the coffee-table drawer. Turn on the projector, drop the screen with the switch behind the left curtain, TV audio switches automatically. HDMI 2 for streaming.

Espresso machine

The Gaggia is the loft's soul. Beans in the freezer, grinder pre-set. Flip the switch, wait for the light, pull the shot. Please empty the puck into the compost bin, not the sink.

Washer/dryer

Stacked in the hall closet. The dryer needs the low heat setting or it beeps existentially at 3 AM. Detergent under the bathroom sink.

Trash & recycling

Chute at the end of the hall for trash. Recycling goes down to the blue bins in the lobby — the building is strict about sorting, and the super is strict about everything.

  • Quiet hours 10 PM – 8 AM — it's a residential building
  • No smoking (building fine is $500, and they will)
  • No parties; two extra daytime guests are fine
  • Shoes off is appreciated — the original floors scratch easily

Local recommendations

Coffee

Foundry Coffee — ground floor of this building. Tell them you're staying in 4B and they'll stamp your loyalty card twice. I don't make the rules; Marco does. Map

Dinner

Little Palermo — 3 blocks east, the cacio e pepe is the correct order. Busy after 7, go early or book. Map

The sunset spot

Roof access is on Thursdays–Sundays (door by the elevator, your code works). Golden hour up there is why people move here.

Getting around

Metro station is 4 minutes' walk (Maple St. station, blue line). Bike share dock right outside the 5th Ave entrance.

Checkout checklist

  • Checkout by 11:00 AM
  • Dishes in the dishwasher, started
  • Used towels in the tub
  • Windows closed (the pigeons are opportunists)
  • Projector off, screen up
  • Door pulls itself locked — just close it firmly

Leave the espresso machine on if you brewed — I'll be by at noon and will absolutely finish your beans.
